As a landlord there are many things for you to take into consideration. There are ever changing regulations and increasing competition in the rental market.
As a landlord you’re responsible for:
- Making repairs to your property – both internally and structurally.
- Repairing heating and hot water systems.
- Maintaining baths, sinks and other hygienic installations.
- Getting a Gas Safety Certificate for all your gas appliances every year.
- Ensuring that all electrical wiring and appliances in the property are safe.
- Making sure all furniture and furnishings you provide are fire safe and meet EU regulations.
- Getting an Energy Performance Certificate.
- Putting your tenant’s deposit in a government approved scheme.
Landlords have specific duties for gas safety and these include having gas pipework, appliances and chimneys/flues checked for safety by a gas registered engineer. The responsibilities are laid out in the relevant gas safety legislation such as the Gas Safety (Installation and Use) Regulations 1998.
Annual gas safety checks
To make sure that any gas appliances and flue provided for tenants are safe for continued use, landlords must arrange for them to be checked for safety every 12 months by a Gas Safe registered engineer.
A copy of the gas safety certificate must be provided to an existing tenant within 28 days of the check being completed or to new tenants before they move in. Landlords must keep copies of the record for two years.
